Tryon Street

From the outside, it doesn’t look like much. That’s the thing about flipping houses, it’s all about seeing the potential.

The Tryon Street House

The Tryon Street house is located in the heart of the Hillsborough Historic District, an up-and-coming area for many wanting to experience small-town living in the Triangle. This classic two-story ranch and its original hardwood floors date back to the 1950s, meaning there are limitations from the Historic District Commission as to what changes can be made to the exterior of the home.

We closed on the house just two days ago after a number of inspections were held. Despite finding some minor issues as to be expected, the house has good bones and loads of potential.


House Specs

The house is 1,660 square feet with 3 bedrooms and 2 baths. It sits on about ¾ acre of land which is a pretty substantial lot for a home downtown. The basement is large but unfinished, providing a labor-intensive yet promising area for improving the value of the home. There is an attached carport and detached garage that sits tucked back behind the house, posing the possibility of creating an additional living space above the garage.


Floor Plan

The way the house is set up right now there is a lot of wasted space. All the rooms are generally very closed off from one another, so there is potential to open up the entire space to make it flow together as one. Upon walking into the house for the first time, my mom and I immediately started rattling off ideas of how to take down and move walls in order to create a more open space. Before we had even closed on the house, we had already sketched out two dozen different floor plans for the new space.

Now that we have the house in our possession. The next step is one of my favorites, demolition. If you read the ABOUT section on my website, then you know I like to get my hands dirty. We’ll begin to tear out carpet, cabinets, and pretty much strip the house down to its studs. Check back for some fun demo footage and greater details of our plans for the house.
